Rental agreement

THE GUEST

The “Guest” or “Client” is the person who makes the booking through our website, a third-party site, by phone, or email (referred as "You" from now on). These terms apply to the whole group staying at the property.

WHO ARE YOU RENTING FROM

Villa Stenberg is owned by Hanna Chaker and operated by Hanna’s Luxury Villas (Hanna C. & Co. Oy), referred to as "lessor" or "we". Your rental agreement is made directly with Hanna’s Luxury Villas.

THE CONTRACT

Your booking becomes official once you receive a booking confirmation with your dates.

LIABILITY

The property owner and the lessor do their best to provide a safe and comfortable stay. However, they cannot accept responsibility for any sickness, injury, loss, or damage, or for any malfunction of equipment, machinery, or appliances on the property or grounds.

Similarly, the owner and lessor are not responsible for personal property, vehicles, or their contents, including those of pets, during your stay.

PROPERTY DESCRIPTION

We have made every effort to ensure the accuracy of the property description and photography. All information has been compiled with care and diligence and we cannot accept liability for disappointment, cost of travel or other issues relating to marketing materials.

GUEST DETAILS

The contract binds you and all the members of your party. It is the responsibility of the person making the booking to ensure that all members of the party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

RE-LETTING THE PROPERTY

Guests are not permitted to re-let, sublet, or otherwise allow another party to use the property, even free of charge.

RESERVATION

Bookings are only accepted from persons 18 years or older. The lessor also reserves the right to refuse a booking without providing a reason.

The total number of overnight guests must not exceed the number provided to the lessor at the time of booking. Any day or evening visitors must also be reported to the lessor. Guests are responsible for payment based on the actual number of people staying overnight or using the facilities during the day.

A non-refundable 50% deposit of the cost is payable within a week after reservation request unless otherwise agreed. The balance must be paid no later than 30 days before the commencement of your booking unless otherwise agreed. All bookings including add-on services must be paid for in full before your arrival unless otherwise agreed. 

CANCELLATIONS

All cancellations must be made in writing. Please note that prepayments are non-refundable. In special cases, we may consider a refund if we are able to rebook the same dates with another guest. Subject to lessor's consideration your booking may be rescheduled without extra fees should the need for cancellation occur.

METHOD OF PAYMENT

Payment can be made via bank transfer, credit card or invoice. It is important to add booking ID and the name of the guest to the payment information.

CLEANING, BED LINEN AND TOWELS

Cleaning fee is added to the rental price and the lessor is responsible for arranging a cleaning service after every reservation.

Bed linen and towels are not included in the rental price of the property. Villa Stenberg offers bed linen and towels as an add-on service that can be requested at the time of the booking or before arrival. Guests can bring their own bed linen and towels. 

Guests are responsible for leaving the property in good order and a clean condition. Please ensure:

• Furniture and household items are returned to their original places.

• Dirty dishes are placed in the dishwasher, and clean dishes are put away.

• Personal decorations are removed.

• Trash and cigarette/cigar butts are cleared from all outdoor areas.

• Any trash that doesn’t fit in the kitchen bins is taken to the large bins located 2 km from Villa Stenberg.

• Empty bottles or cans not accepted by Finnish store and Alko return systems are not left behind.

• Large amounts of cardboard or other waste are properly disposed of, and recycling is done appropriately.

Following these guidelines helps us maintain Villa Stenberg for all guests and may prevent additional cleaning fees.

HOT TUB

The hot tub is available as an optional add-on service and is not included in the rental price. You can request it at the time of booking or before arrival.

Guests will receive written instructions for safely heating and using the hot tub. Especially during winter, it is important to follow these instructions carefully. Any damage caused by neglect or failure to follow the instructions will be the guest’s responsibility.

OCCUPANCY

Check-in is from 3:00 PM, and check-out is by 12:00 PM on the day of departure. Early check-in or late check-out may be available upon request, subject to availability.

These times allow us to thoroughly clean and prepare the property for all guests. Before arrival, you will receive instructions for the door code. Whenever possible, we’ll be happy to welcome you in person. If not, we’re always available via phone or video to answer any questions and ensure a smooth and pleasant stay at Villa Stenberg. 

SERVICES

While electricity, gas, water, internet, and TV services are provided, temporary outages may occasionally occur. We are unable to offer compensation for such interruptions, but we do our best to resolve any issues as quickly as possible.

INTERNET

WiFi is available at both the Villa and the Beach House for your convenience.  Guests are expected to use the internet responsibly and in accordance with current laws. The owner cannot be held responsible for any loss of data or for any inappropriate or illegal use of the internet.

PETS

Well-behaving pets are welcome! To ensure we can continue to do so, please follow these simple guidelines:

• Pets must be kept under control at all times while on the property.

• Guests are responsible for cleaning up after their pets. Please ensure the garden and grounds are left clean upon departure.

• A pet cleaning fee applies and is payable at the time of booking.

PARKING

Please park your vehicles primarily in the designated parking spaces. While we do our best to provide a safe area, Villa Stenberg cannot be held responsible for vehicles or their contents.

SMOKING AND VAPING

For the comfort and safety of all guests, smoking or vaping is not allowed indoors. You are welcome to smoke or vape outside, away from open windows and doors. Ashtrays are provided, and all cigarette or cigar butts should be properly disposed of.

Guests are responsible for any damage caused to furniture, surfaces, or property due to smoking or vaping.

TRAVEL INSURANCE

We highly recommend taking out comprehensive travel insurance to cover the full cost of your stay in case of cancellation or unforeseen events. If you choose not to purchase insurance, you accept responsibility for any loss you may incur.

Booking alterations by the owner/Force Majeure Event*.

*Force Majeure Event: means (i) any event or circumstance not within a party’s reasonable control including, without limitation, flood, drought or other natural disaster; epidemic or pandemic (if so categorized by a national or international health organisation), terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations, nuclear, chemical or biological contamination or sonic boom, any law or any legally enforceable action taken by a government or public authority, which affects (directly or indirectly) the ability of the relevant party to perform a contractual obligation, collapse of buildings, fire, explosion or accident, or any labour or trade dispute, strikes, industrial action or lockouts and (ii) any binding legislation or law passed by the Finnish government or a Finnish public authority as a consequence of any of the events listed in (i).

Villa Stenberg will not cancel your booking except in exceptional circumstances beyond our control. Notification will be given as soon as possible and we will promptly refund all payments made for your holiday.

DAMAGES AND BREAKAGE

By making a booking, you agree to take responsibility for any theft, breakage, or damage caused by yourself, your pets, or members of your party. Guests are responsible for the safety and supervision of children, babies, and pets at all times. Any damage or breakages should be reported before checkout. Guests are responsible for covering any damage or loss caused, except for normal wear and tear.

NUISANCE

Please be considerate of neighboring properties. Parties and events are welcome, but we ask that music and noise are kept to a reasonable level, especially after 10 PM. Excessively loud noise may result in a 200€ fee to compensate affected neighbors.

The owner or their representatives may enter the property when necessary for essential maintenance or inspections. 

If a guest behaves in a way that causes damage, disturbs others, or affects the comfort, safety, or enjoyment of the property, the owner reserves the right to terminate the rental agreement and repossess the property immediately.

LOST AND FOUND

Any items left behind by guests are kept for two weeks. After that, unclaimed items are donated to charity. Found items are stored in the red barn near the parking lot (left-hand door) and can be picked up by guests upon request. If you would like items mailed to you, a 50€ service fee plus packaging and postage costs will apply. 

COMPLAINTS

We welcome your feedback to help us improve our facilities and services.

If you encounter any problems during your stay, please let us know immediately so we can do our best to resolve them promptly.

Please note that Villa Stenberg reserves the right to make reasonable updates or additions to these terms and conditions without prior notice.
