Rental agreement

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions.

THE GUEST

Customers who have made a booking with Villa Stenberg via our website or 3rd party booking site, over the telephone, or via email. The guests may also be referred as the client.

THE PROPERTY OWNER

Hanna Chaker is the legal owner of the property, Villa Stenberg, being booked. The contractual relationship is directly between the property owner and the guest.

THE CONTRACT

The contract entered into is between the owner and the guest and it will come into existence a booking confirmation is issued showing the confirmed booking dates.

LIABILITY

Property owner cannot accept any responsibility for any sickness, injury, loss, damage or any malfunction of any equipment, machinery or appliance in the property or grounds. No responsibility is accepted for the personal property, cars/contents belonging to the guest, including pets, during their occupancy.

PHOTOGRAPHY AND PROPERTY DESCRIPTION

Property owner has made every effort to ensure the accuracy of the property description and photography. All information has been compiled with care and diligence and we cannot accept liability for disappointment, cost of travel, inspection or other issues relating to marketing materials.

GUEST DETAILS

The contract binds you and all the members of your party. It is the responsibility of the person making the booking to ensure that all members of the party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

RE-LETTING THE PROPERTY

The client may in no circumstance re-let or sublet the property, even free of charge.

RESERVATION

Bookings cannot be accepted from persons under eighteen years of age and the owners have the right to refuse a booking without giving a reason.

The number of persons using the accommodation at any time must not exceed the number informed to the property owner. Children under 2 years old using the accommodation do not need to be reported. Also the number of persons over 18 years old visiting at the property (day/evening visitors) at any time must be informed to the property owner. The customer is responsible for providing payment to the property owner based on the actual amount of people staying overnight or those using the facility for the day.

A non-refundable 50% deposit of the cost is payable within a week after reservation request unless otherwise agreed. If the deposit is not received by the due date informed by the property owner or the client cannot show proof of payment, then your booking will treated as a cancellation. The balance must be paid no later than 30 days before the commencement of your booking unless otherwise agreed. All bookings including add-on services must be paid for in full before your arrival unless otherwise agreed. If the balance is not received by the due date informed by the property owner or the client cannot show proof of payment, then your booking will treated as a cancellation and the client will remain liable to pay the balance of the rent.

CANCELLATIONS

All cancellations must be notified in writing. If you cancel your booking after making the prepayment, your payment will be not be refunded. Subject to owner’s consideration your booking may be rescheduled without extra fees should the need for cancellation occur.

METHOD OF PAYMENT

Payment can be made via bank transfer. It is important to add booking ID and the name of the guest to the payment information.

CLEANING, BED LINEN AND TOWELS

Cleaning fee is added to the rental price and the owner is responsible for cleaning.

Bed linen and towels are not included in the rental price of the property. Villa Stenberg offers bed linen and towels as an add-on service that can be requested at the time of the booking or before arrival. Guests can bring their own bed linen and towels. The Guest will be responsible for leaving the property in good order and a clean condition:

  • Furniture and all other household items are placed in their original places
  • Dirty dishes are placed in the dishwashers and not left on the counter top
  • Clean dishes are put away into the kitchen cabinets
  • Guest's own decorations are cleaned away
  • Cigarette/cigar butts are cleaned away
  • Trash that does not fit into the kitchen trash bins are taken to big trash bins located on the side of the road 2 km from Villa Stenberg.
  • Empty bottles or cans that are not accepted by the Finnish stores' and Alko return systems are not left behind
  • Large quantities of carboard or other trash is not left behind at the property. It is the guest’s responsibility to recycle appropriately

Property owner is entitled to request an extra cleaning fee if the above rules have not been followed. Cleaning fee is based on the time used for cleaning.

HOT TUB

The hot tub is not included in the rental price of the property. Villa Stenberg offers hot tub as an add-on service that can be requested at the time of the booking or before arrival. The owner gives written instructions to the guest about heating and using the hot tub. Especially in the wintertime heating and using the hot tub requires that the guest has read and understood the instructions and follows them carefully. If the instructions are not followed and the hot tub is damaged because of neglect the guest is responsible for any loss that we may incur as a result.

OCCUPANCY

Tenancies commence at 3pm and guests are required to vacate the rental by 12pm on the day of departure unless early check-in or late check-out has been booked in advance. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. The guest will be notified before arrival if the owner is available to meet the guests in person. Owner will also give instructions about door code before arrival. The owner will show the property to the guests in person or via mobile connection.

SERVICES

Electricity, gas and water are included with the price of the booking. We offer several add-on services that can be booked upon reservation request or later prior to arrival. No compensation will be given for any temporary outages of electricity, gas, water, internet connection or television service.

INTERNET

The guest agrees to comply with current legislation relating to the use of electronic data in using the internet provided by the owner. The owners cannot accept liability for loss or damage to the guest’s data or accept responsibility or liability for the guest’s inappropriate or illegal use of the internet. WIFI is provided both in the Villa and in the Beach House.

PETS

In order that we will continue to welcome dogs into our property it is of upmost importance that you undertake the following:

Pets must be kept under strict control at all times whilst on the property.

Guests are responsible for cleaning up after their pets at all times and no mess must be left in the garden upon vacating.

There is an add-on cleaning fee for pets which is payable at the time of booking.

PARKING

Please park your vehicles primarily in the designated parking spaces. Villa Stenberg is not responsible for the cars or contents belonging to the guest or any member of the party during their occupancy.

SMOKING AND VAPING

Smoking or vaping anywhere inside is strictly forbidden.

Smoking and vaping is allowed outside the property, away from open windows and doors. All cigarette and cigar butts must be cleaned away. The property has ashtrays.

Guest agrees to indemnify us in full for any loss that we may incur as a result of any damage to furniture or surfaces outside or inside due to smoking.

TRAVEL INSURANCE

We strongly advise that you take out independent comprehensive travel insurance to cover the full cost of your holiday in the event of a cancellation. If you chose not to, then you accept responsibility for any loss you may incur due to your cancellation.

Booking alterations by the owner/Force Majeure Event*.

*Force Majeure Event: means (i) any event or circumstance not within a party’s reasonable control including, without limitation, flood, drought or other natural disaster; epidemic or pandemic (if so categorized by a national or international health organisation), terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations, nuclear, chemical or biological contamination or sonic boom, any law or any legally enforceable action taken by a government or public authority, which affects (directly or indirectly) the ability of the relevant party to perform a contractual obligation, collapse of buildings, fire, explosion or accident, or any labour or trade dispute, strikes, industrial action or lockouts and (ii) any binding legislation or law passed by the Finnish government or a Finnish public authority as a consequence of any of the events listed in (i).

Villa Stenberg will not cancel your booking except in exceptional circumstances beyond our control. Notification will be given as soon as possible and we will promptly refund all payments made for your holiday.

DAMAGES AND BREAKAGE

In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

DAMAGE, LOSS AND NUISANCE

The guest agrees that the safety and supervision of children, babies and dogs is the responsibility of the guest at all times.

Any damage or breakages must be reported prior to checkout. The guest must pay for any damage or loss caused, excluding reasonable wear and tear incurred during occupation.

The guest agrees not to cause a nuisance or annoyance to occupants of nearby properties. Parties and events are allowed but we ask the guests not to play music loudly or cause strong noise after 10pm. Should the owner receive complaints from the nearby properties about excessively loud noises the owner has the right to claim 200€ from the guest to compensate the nearby property owners for the disturbance.

The guest agrees to allow the owners or their representatives the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

If in the opinion of the owner any guest is not suitable to continue their occupation of the property due to unreasonable behaviour, damage, impairing the enjoyment, comfort or health of others, the owner has the right to terminate the rental agreement without compensation and the owner may repossess the property immediately.

LOST AND FOUND

Found items belonging to the guests are kept for two weeks after which they are donated to charity. The found items are stored in the red barn next to the parking lot (the door on the left) from where the guest may pick up the items. We charge a 50€ service fee plus packaging and mailing expenses to mail forgotten items.

COMPLAINTS

We are happy to receive feedback in order to improve our facilities and service.

In the event of a problem or complaint the guest must report it immediately so that we can endeavour to put matters right.

Villa Stenberg reserves the right to make reasonable amendments or additions to these terms and conditions without notice.
